FAA 1-A surveys
FAA 1-A survey
FAA 1-A surveys are primarily for communications companies and can be for a variety of purposes, including but not limited to, engineering design, site planning, and site remediation. This type of survey is done in accordance to FAA 1-A tolerances in local and global coordinate systems and is accompanied by a Topographic Survey, FAA 1-A form, and upon request, kmz file.
Topographic surveys
Description
Topographic surveys result in 3D-generated maps that reflect the elevations and improvements of a site. They are primarily made for and utilized by design professionals to produce grading, utility, site and architectural plans. The timeline and cost vary depending on the site size, feature complexity, and land topology. For example, a standard zoned R-3.5 lot with a flat topology, limited improvements, and sparse vegetation will take only a few days to less than a week complete from start to finish.
ALTA/ACSM land title surveys
Description
ALTA/ACSM land title surveys are often requested by title insurance and mortgage companies. Depending on the insurance requirements, this type of survey can include features of a K1/K2 survey, topographic survey, or more. The timeline and cost for this survey varies based on detail complexity and the amount of collaboration needed with the insurer and other interested parties.
Regular System maps
Regular System maps
A Regular System consolidation, subdivision, or consolidation/re-subdivision map involves a conceptual map over a topographic survey for development, planning, engineering and/or architectural design. A preliminary map is subsequently submitted to the various County agencies for approval. A final map which is usually accompanied by legal descriptions and field staking is performed. Unless the map is submitted to the Survey Division, D.A.G.S., State of Hawaii as a File Plan whereas descriptions are not required. This process requires licensed professional civil engineer to mitigate the design requirements from the various County, water, power and communication companies.
Land Court maps
Land Court maps
Land Court maps has the same mapping, fieldwork, approvals, and engineering as Regular System maps. This type of mapping is also required for properties that are within the Land Court Torrens land tenure system. Land Court maps needs to be checked to form and mathematical correctness with the Survey Division, D.A.G.S., State of Hawaii and adjudicated by the Land Court, Judiciary, State of Hawaii.
CPR maps
CPR maps
A Condominium Property Regime (CPR) map involves a process whereas a developer can divide a lot without going through the complex County approved and sometimes State of Hawaii subdivision approval process. This type of map usually does not need a licensed professional civil engineer as Regular System and Land Court Maps require, but does require an attorney experienced in condominium property law. A CPR has a conceptual stage where the client is presented with a map showing horizontal topographic features along with rough areas and where the CPR boundaries will be, followed by a preliminary map incorporating items on the Condominium Declaration provided by the attorney, and finally a final map with the mathematics, the surveyor's signature and the field staking of CPR boundaries.
Shoreline Certification surveys
Description
Shoreline surveys are primarily needed for proposed improvements to an oceanfront property. The survey is a required inclusion with a shoreline application submitted to the State of Hawaii, Deptartment of Land and Natural Resources (DLNR). The timeline is set primarily by the DLNR. Though other surveyors can take quite a long time to complete this survey, our staff has intricate knowledge of the process that allows us to complete most shoreline surveys in about 90 days, except in extreme circumstances.
FEMA flood-proofing elevation certification
Description
FEMA elevation flood-proofing certification surveys result in an administrative document of the FEMA National Flood Insurance Program that is used to determine insurance premiums or to support a Letter of Map Amendment (LOMA). This certification is obtained if a homeowner believes his property is not located within a floodplain or for verification of elevation relative to a Special Flood Hazard Area as shown on a FEMA FIRM Map. Usually, this project can be completed in a day.
Land Use Boundary surveys
Land Use Boundary Map
A map showing State of Hawaii Land Use Boundary designations. Map includes items such as Land Titles, horizontal topographic features, subject and adjacent Lot information along with the Land Use Boundary designation as approved by the Land Use Commission.
Real estate (K1/K2) surveys
Description
Real estate (K1/K2) surveys involve locating improvements along the perimeter of property boundaries and replacing and/or staking property corners. Depending on boundary anomalies, research difficulties, vegetation and ground topology, timeline for K1/K2 surveys are usually a single day at a reasonable price.
